Agreement registration:
The system that governs the relationship between landlord and tenant in Dubai is called ejari, which translates to "my rent" in Arabic. Through the Ejari portal, all rental and leasing agreements can be registered. Ejari, a project of Dubai's Real Estate Regulatory Authority (RERA), aims to safeguard everyone's rights while maintaining openness between the landlord and tenant. Ejari allows for the logging of services such as cancellations, transfers, renewals, and terminations.
It's an easy technique that doesn't require any technological expertise. Simply enter the agreement's essential information, such as the property's data, the rental company's name, and the conditions of the agreement. The agreement is registered and a barcode is generated upon entry of the necessary data. Access is made possible for the duration of the contract. You can edit and modify the contract online at any time.
dewa (dubai electricity and water authority) activation:
To create a DEWA account online, simply follow these steps:
- Go to DEWA’s official website
- Go to log in and select the ‘Consumer’ category
- Select UAE Pass or DEWA ID, whichever is applicable
- If you don’t have DEWA ID, go to ‘Create an Account’
- Enter your business partner number or account number and click ‘Register’
- Enter the verification code you received through email or SMS and submit
- Now you can set up your username and password
- Agree to the terms and conditions and select ‘Create an Account’
- Your DEWA online account is created
To apply for electricity and water activation(move-in), you will need the following:
- A title deed if you are the landlord
- Ejari number if you are a tenant
If you are new to Dubai or a new customer, follow the steps below:
- Simply go to DEWA’s official website
- From the menu, select the ‘Consumer’ category and choose ‘Supply Management’
- Select activation of electricity and water (move-in)
- Read the information and select the ‘New in Dubai’ option
- Choose the appropriate category and fill out the given form
- Attach the required documents
- Now create a user name and password for the DEWA account
- Agree to the terms and conditions and select ‘Continue’
- Confirm your payment details and ‘Continue’
- Your DEWA water and electricity activation request is now submitted
- The connection will be activated within 15 hours
AED 2,000 security deposit for a Dubai apartment (residential premises)
AED 4,000 security deposit for a villa in Dubai (residential premises)
applying final bill offline:
• Notify DEWA two days in advance through email / personal visit to their Customer Service Centre. Please provide the following details:
Customer Account Number
Date of vacating premises
Telephone / mobile number
Valid ID of account holder
• Pay the Final Bill in cash and collect the receipt
or request for adjustment of Final Bill against security deposit.
• To get refund of security deposit, submit request for refund with the following:
Original security deposit receipt
Final Bill and payment receipt
Valid ID of account holder
Authorization letter from account holder (if third party is collecting deposit)
Valid ID of third party (if the above is applicable)
• To get refund of security deposit for companies, submit the following:
Authorization letter from company, duly stamped and signed
Last original payment receipt – for refund of credit balance in Final Bill
